Know whose energy is whose
We check tenant recovery, submeter reads and benchmarking for every building.

An office building pays one master bill and recovers part of it from tenants. When submeter reads or lease shares drift, the owner pays for energy it never used. We set one peg per building and read every tenant charge against it.
Where office budgets leak
Unreconciled submeter reads
A vendor reads tenant submeters, and no one totals them against the master bill.
Stale recovery shares
Lease allocation shares were set at signing and never updated after a floor changed tenants.
Two benchmarking programs
Energize Denver starts at 5,000 square feet (City of Denver); Building Performance Colorado at 50,000 for most buildings.
Whole-building data requests
Benchmarking counts tenant-paid meters too, so someone must request aggregated data from the utility each year.
Where office owners usually start
Benchmarking Filing
Portfolio Manager setup, the whole-building data request and the annual filing, from $950 per building a year.
Energy consumption monitoring
Submeter and master meter reads compared every month, so recovery matches what tenants used.
Bill Desk
Master bills checked against the tariff before anyone calculates tenant recovery from them.
Portfolio Energy Plan
A five-year plan that orders upgrades by building, from $14,000 for up to 40 sites.

- Days 31 to 60
Recovery reconciled
Submeter reads totaled against each master bill; gaps and outdated lease shares listed by suite.
- Days 61 to 90

Whole-building data requested, filing dates set per building, and a qualified verifier booked where the city requires one.
Office portfolio questions, answered
Can you bill our tenants for us?
No. We check the numbers your tenant billing depends on: submeter reads, the master bill and the allocation share in each lease. Your property manager or billing vendor still issues the tenant invoices. Keeping those roles apart keeps our check independent of the invoice.
Which benchmarking rules apply to our buildings?
It depends on location and size, so we check each building against the official pages. The City of Denver says Energize Denver applies to commercial and multifamily buildings of 5,000 square feet and larger. The Colorado Energy Office says Building Performance Colorado applies to most commercial buildings of 50,000 square feet and larger. We never tell you a building is compliant.
Who does the third-party data verification?
A qualified verifier, as the City of Denver requires, and never the person who entered the data. We prepare the Portfolio Manager record and the supporting bills, then answer the verifier’s questions. Verification fees are extra to the Benchmarking Filing fee, and we tell you the cost before anything is booked.
Who owns the Portfolio Manager account?
You do. We set up or clean up the account in your organization’s name and are added as a shared user. If you stop working with us, the history, meters and past filings stay with you, and you can remove our access yourself in one step.
Do you work with mixed-use buildings?
Yes. Retail floors, offices and apartments in one building each have their own meters and often their own rate schedules. We map every meter to its use and suite, so the benchmarking record and the tenant recovery both draw on the same list.
