Every covered building, filed each year

We set up Portfolio Manager, request utility data and file each report.

Length
Annual, per building
Price, indicative
From $950 per building per year

The City of Denver says Energize Denver covers commercial and multifamily buildings from 5,000 square feet. The Colorado Energy Office says Building Performance Colorado covers most commercial buildings from 50,000. We file both.

From building list to filing

  1. Weeks 1 to 2

    Confirm the scope

Each building’s floor area and use checked against the city and state program lists.

  2. Weeks 2 to 4

    Set up Portfolio Manager

New properties or a cleanup: floor area, space use, meters, and the right owner on the account.

  3. Weeks 3 to 6

    Request utility data

Whole-building data requested from each utility, including tenant meters the owner cannot see.

  4. Before each deadline

    Verify where required

Third-party verification by a qualified verifier, never the person who entered the data. Fee extra.

  5. By each deadline

    File and record

Reports submitted to the city and state, with confirmations and the data saved to your file.

  6. Every year

    Recheck and repeat

Meters, space uses and floor areas rechecked before the next filing cycle opens.

What lands on your desk

Who it is for
Denver buildings of 5,000 sq ft and up; most Colorado commercial buildings of 50,000 sq ft and up
Format
Portfolio Manager setup or cleanup, utility data requests and annual filings
  • A scope list: each building, its floor area and which program lists it
  • A Portfolio Manager account in your name, set up or cleaned up, with meters loaded
  • Utility data requests filed, including whole-building data where tenants pay their own bills
  • Annual Energize Denver and Building Performance Colorado reports submitted
  • A filing record per building: what was submitted, when, and the confirmation received
  • Coordination with a qualified verifier where verification is required, at the verifier’s fee

Where this program fits

A fit when

  • You own or manage Denver buildings of 5,000 square feet and larger
  • Some of your Colorado commercial buildings are 50,000 square feet and larger
  • Your Portfolio Manager account was set up by someone who has since left
  • Tenants pay their own utility bills and the building still has to be reported

Not a fit when

  • You want someone to tell you a building is compliant; we file and show the record
  • You need upgrades planned to meet a performance target; see the Portfolio Energy Plan

Example: a fitness chain with six Denver clubs

Example engagement, figures illustrative

A fitness chain runs six clubs in Denver, from a 9,000-square-foot studio to a 60,000-square-foot club with a pool. All six are on the city’s Energize Denver list, and the largest also falls under Building Performance Colorado. The Portfolio Manager account shows two clubs with the wrong floor area and one gas meter missing. Cleanup takes about four weeks.

Questions about Benchmarking Filing

Will you tell us whether we are compliant?

No. We explain what each program asks for, file the reports and show you the record: what was submitted, when, and what the city or state confirmed. Whether a building meets its requirements is decided by the program, and the official sources are the City of Denver and the Colorado Energy Office.

When are the reports due?

The Colorado Energy Office says Building Performance Colorado reports and fees are due November 1 each year. Energize Denver sets its own deadline, which we confirm on the city’s site each cycle. We start utility data requests weeks ahead, because a slow utility response is the usual cause of a late filing.

Is third-party verification included?

No. Where a program requires verification, a qualified verifier does it, never the person who entered the data. We arrange the verifier, hand over the data and the filing record, and answer their questions. The verifier’s fee is separate from our $950 per building.

What if tenants pay their own utility bills?

Benchmarking usually covers the whole building, so we request whole-building data from each utility for the meters you cannot see. Utilities have their own forms and timelines for these requests, so we file them early and log each one until the data arrives.

What does $950 per building cover?

Portfolio Manager setup or cleanup for that building, its utility data requests, and its annual Energize Denver and Building Performance Colorado filings, plus the filing record. Verification by a qualified verifier and any program fees the city or state charge are paid separately.
